Downtown Plaza Orlando at 400 North Orange Avenue


Incorporated into the planning and design of Downtown Plaza Orlando, which is situated at 400 North Orange Avenue, are all the elements of a “central square” for Orlando with places and activities that will draw large numbers of people, both locals and visitors, to it on a daily basis. These include a 29-story condominium/boutique hotel with a prominent entrance on Orange Avenue, a Galleria, containing shops, restaurants and services, which will be the main entrance to the train station and a link to the Lynx bus station beyond. A large public space area with fountains and event area will provide an outdoor gallery for events, exhibitions, etc.

The project has final DRC approval, Municipal Planning Board approval. Architectural: master plan and development review processes are fully approved. Landscape, Architecture and Placemaking: final concepts are approved. Conceptual plans allow the building of up to 1.1 million s.f of mixed use space on the land.



Conceptual design for a four-tower site with a 29-story hotel and condominium community, 12-story office and apartment building, 10 story, 2600 space parking garage, rooftop sculpture park, ground-floor retail and restaurant space, pedestrian promenade and outdoor dining. A large public courtyard space will be the setting for outdoor entertainment and lifestyle venue.

The high-profile location occupies an entire block and presents an “unmatched opportunity to produce a monumental project that will permanently impress downtown Orlando’s physical, economic and social structure”.
